O’Neil Construction Objective Built in the 1920s and deemed to be an architectural gem, the historic Masonic Temple building in Glendale, CA was slated for a high-profile restoration and modernization effort. Los Angeles real estate visionary Rick Caruso’s firm, Caruso Affiliated, purchased the property and planned to protect the architectural integrity of the nine-story art-deco tower. Inside, the lobby and the 5th-8th floors would be transformed into a state-of-the-art model for creative office space. CBRE, one of the world’s largest real estate services firms, would locate its Los Angeles North headquarters there once complete. Solution Xcel Mechanical was hired to complete the HVAC elements of the project. Once final construction drawings were approved, an Xcel team of highly-trained craftsmen mobilized to install all specified HVAC equipment, interconnecting piping, and related seismic anchors and supports for the new space. All trades were on aggressive schedules, which resulted in multiple re-deployments so that all could complete their work on schedule. The Xcel project team received critical support from the company’s BIM team and Fabrication shops while delivering this successful project to the client.
